At least that is how it usually works in our area. Now, if you are a conventional seller (not a short sale) you may have a hard time right now getting rid of your house. Boise listing agents are working longer and harder than ever to make things happen. Hopefully you are looking to sell then buy and not just get rid of your real estate all together. The most important thing to consider is that if you sell lower than you expect, you can probably buy lower than you expect too. So, if you are moving up or even downsizing, you can expect a pretty good deal on the buying side. Plus, interest rates are still good and FHA loans are getting easier to get again.

Keep in mind that you can probably pick up a Boise area short sale too. There are plenty in Boise, Meridian, Eagle, and Nampa to go around. If you are selling a Boise short sale listing, make sure your listing agent has experience with short sales and knows how they work. I still can’t believe some of the prices that I am seeing in our real estate market. Boise is typically ranked in the top 15 for sturdiest markets in the nation. With that being said, I would hate to see what the market is doing in the 45th ranked state. My friend in the industry just closed a home in Eagle, ID that would have been a 1million + home a year ago for $469,000. What a great buy for that buyer, huh?
