EPC easy
Monday, September 3rd, 2007    Subscribe To Our FeedThe Energy Performance Certificate also referred as EPC shows the energy efficiency rating of a building or a property. The Energy Performance Certificate graphically highlights the energy efficiency rating pattern on a scale measuring A to G. Rating A indicates the most efficient energy performance. In contrast, G stands for the worst energy performance. Besides depicting the energy performance, EPCs also analyses the environmental impact of a building, affected by CO2 emissions.
The European Union Directive 2002/91/EC marked the way for EPCs. EPCs came into picture prompted by Kyoto Protocol, aimed to reduce energy consumption and counter carbon dioxide emission, which plays crucial role in worsening ecological balance. The Part 5 of the UK Housing Act 2004 has issued a directive, which makes it compulsory for all houses and buildings in UK to have EPCs by 2009.

An Energy Performance Certificate is the most important document that is needed in a Home Information Packs. EPCs give you complete details about Energy Savings Trusts, which enables the house-property owner special discounts and grants for carrying out the required improvement work. Carbon emissions can be curtailed by decreasing the level of energy consumption. Therefore, EPCs help save energy and money and also helps in improving the environment.
EPC is incorporated in the HIP as the initiative of the Government for supporting a greener housing market. EPCs have greatly contributed to the entire buying and selling process making it fast and clear. The buyers rely on EPCs for providing them enough information and helping them with the appropriate decisions.
A good energy efficiency rating implies high-energy efficiency of the property and lower fuel bills. Lower energy consumption means that the expenses will be less and the impact on the environment will be favorable. Thus, there will be more buyers for a property that is armed with a good energy performance rating.
Property sellers have learned to increase their reliability via the EPC’s advises on curbing carbon emissions and saving energy. Buyers on the other hand are also happy to make their new homes bio-friendly and energy-efficient.
The European Directive for the Energy Performance of Buildings has directed all the European Union member countries to introduce EPCs for curtailing energy wastage and unsafe ecological outcomes. Following the directive of the UK Government, EPCs are to be submitted by sellers as an integral part of Home Information Packs.
Property-owners wanting to sell their properties can get the EPCs by approaching the Home Inspectors through their agents or by directly seeking their services. Home Inspectors carefully inspects the property and its many assets (fittings, fixtures, etc.) for the collection of relevant data required to issue the energy performance certificate. The EPC can also be issued by an Accredited Energy Assessor after he/she checks the property.
